Amberlea
Welcome to Amberlea at South Riding!
The Amberlea at South Riding is a 621 unit townhouse style condominium community which is situated east of South Riding. This community, while under the umbrella of the South Riding Proprietary, is governed by the Amberlea at South Riding Condo Association.
The Association is administered by an elected Board of Directors and is managed by Service First Management Consultants, Inc. (SFMC). The governing documents of Amberlea are unique to the community and are not to be confused with the governing documents of the South Riding Proprietary.

Utility Closet Doors: Verizon and NOVEC utility boxes are housed in the utility closets attached to each row of units. These doors are kept locked at all times for the safety of residents and the equipment. If a resident has scheduled an appointment with Verizon or NOVEC and the vendor will need access to the equipment in one of the closets, please contact management the day before access is needed. Management will be happy to assist with unlocking the door.

Modifications: Before you make any modification to your home (i.e. — install a storm door, change any exterior hardware, etc.) please read the governing documents carefully and then submit a Application for Exterior Modification to the Board of Directors. Approval must be received prior to making any modification.

Leased Units – All Unit owners who wish to lease their unit must receive approval from the Board of Directors prior to leasing the unit. This applies to all leases: new requests, releasing to new tenants and/or extension of current leases. Applications should be submitted at least 45 days prior to the leasing of a unit or extension of a current lease to Amberlea@sfmcinc.com for Board review. Resolution 2018-03 regarding leasing is included in packet. Please review and contact SFMC if you have any questions.
Resale Disclosure Packets– Click HERE to order documents from SFMC and click HERE to order documents from SRP, you need to order both sets.
Certificates of Insurance– Please fax name of association, unit owners name, address, loan number, lender name and address to 540-719-5422. Please provide a return fax or email address and allow 24 hour turn around.

Lakeside
Lakeside Condominiums is a community of 182 condo units which are situated along the west side of South Riding Boulevard. This condo community, while under the umbrella of the South Riding Proprietary, is governed by the Lakeside Condominium Unit Owners Association.
Our Association is administered by an elected Board of Directors and is managed by Select Community Services (SCS). The governing documents of Lakeside Condo Association are unique to this condo community and are not to be confused with the governing documents of the South Riding Proprietary.

Resale Packages/ Lender Questionnaires:
To place an order for a Resale Package, Lender Questionnaire, Financial Statement etc. for sale or refinance please click HERE.
You will need to register with Community Archives if you are a first time user and if you have any difficulties placing the order and/or navigating through the website please contact Community Archives Customer Service at 1-800-995-0682.
Modifications – Before you make any modification to your condo (i.e. — install hardwood flooring, install a storm door, change any exterior hardware, etc.) please read the governing documents carefully and then submit a “Modification Request Form” to the Board of Directors. Approval must be received before making any modification.
Leased Condos – Owners of all leased condos MUST have our approved “Lease Addendum” as a part of their lease document. All leases, addendums and extensions must be submitted to our management company before the tenant moves in. The Lakeside Condominium Board of Directors has the authority to terminate a lease and remove the tenant when the owner and/or tenant are not abiding by these and other requirements of our official documents. If you are leasing a condo, please contact your landlord and our management company to verify that your lease, addendums and extensions have been submitted to our management company.
