PAY HOA DUES
We’ve received a number of questions about First Citizens Bank’s new fees from those of you who pay their assessments through Property Pay. Please note, this fee is being assessed by the bank, not SFMC or your association.
If you are making a same day guest payment, you will now incur a fee. To avoid the fee, residents will need to visit www.propertypay.firstcitizens.com, click SIGN UP to create an account (and not pay as a guest) **OR** click PAY ASSESSMENTS then SIGN UP in the top right corner. Through your account, you may add the wallet feature and schedule future payments (you can choose a frequency of one (1) or set up for 12 or more monthly payments with the E-Check option). We wanted to remind you that there are other, fee-free ways to pay your assessment:
1. Use your own bank’s bill pay service
2. Sign up for SFMC’s direct debit program. Your monthly assessment will be automatically debited on the 2nd business day of the month, free of charge. If the monthly assessment changes, your payment will automatically adjust each year.

SFMC is the South Riding Proprietary financial management company.
All payments must be mailed to SFMC. Assessment payments are not accepted at the Town Hall office due to the fact they are processed as of the date of receipt at the bank or in the accounting department.

Requests for account statements should be submitted in writing by email to townhall@southriding.net, please remember to include your property address.
Register and create a login to view your HOA assessment in real time and print your account history.
Homeowners may use this form to submit a fee waiver request for consideration by the Board of Directors.
Participate in SFMC’s auto debit program. Complete and sign the authorization agreement and return it to SFMC along with a voided check. You may scan it to a pdf file and email it to croland@sfmcinc.com, fax to (703) 392-5039 or mail to the address on the agreement. SFMC’s system automatically collects the correct assessment amount as established in the approved budget for that calendar year.
You can make a one-time payment or register for recurring payments by E-Check or Credit Card through First Citizens (866-800-4656). Same Day GUEST Payments will incur a per transaction fee, to avoid the fee, click login and create an account or click Pay Assessments then sign up. A minimum 3% service charge is applied to credit/debit card payments. Each homeowner is responsible for addressing any assessment rate changes as established in the approved budget for that calendar year. (management and association id information listed above)
